Reading a delinquent-tax list: what the columns mean

Every record on /records is pulled straight from an official

county source (the link is always shown on the record's detail page).

Here's what each field actually means:

• Owner / party -- the name on file with the county for this parcel.

For an estate or a trust, this is often written exactly as the county

recorded it (e.g. `"JACKSON ANGELA GREGORY EST"`), not reformatted --

we show it as-is rather than guessing at a "clean" name.

• Property address -- the situs address of the parcel (where it

physically sits), as recorded by the county. This is sometimes different

from the owner's mailing address (see "absentee owner" in our

glossary).

• APN (Assessor's Parcel Number) -- the county's unique identifier for

this specific parcel. Use this, not the address, when you need to be

certain you're looking at the same parcel the county is (addresses can

be reused or slightly re-formatted; an APN generally is not).

• Lead class -- what kind of distress record this is (today, every

record on this site is `tax_delinquent`: the county tax office has filed

or listed this parcel for unpaid property tax).

• Source -- the exact official county URL this record was pulled from.

Always verify current status there before acting -- our copy is a

point-in-time snapshot, not a live feed.

• Last fetched -- the UTC timestamp we last pulled this county's list.

A county's own list can change between our snapshots (a payment can

clear a delinquency, for instance).

• Mailing address (detail page only, and only where state law does not

restrict commercial use of the list -- see the note on that page if it's

withheld) -- a resolved mailing address for the owner, when available,

separate from the property address.

claim / opt-out flow -- opting out takes effect immediately,

before any review.
